This project can be seen as a precursor to upcoming residential developments in the region.
Comprising three blocks that follow the geometry of the land along the perimeter around a shared courtyard, the first block consists of ground-floor retail spaces facing the main street, while the first and second floors accommodate residential units of various sizes and types. Unlike the first block, which continues the conventional mixed-use typology of the area, the second and third blocks are characterized by garden and terrace apartments oriented toward the inner courtyard and neighboring streets on all floors.
Designed with a modular planning approach, the project arranges different types of residential units in a linear sequence along a circulation route. This layout ensures that the terraces, which align with the façade, serve as extensions of the living spaces. The mass of the building follows the perimeter and is gradually lightened on the upper floors, allowing for the creation of shared terrace gardens at different levels.
Detached from the structural system, wooden sliding panels are introduced as a secondary façade system. These panels act as a structural element that defines the “intermediate spaces” between the “interior” and “exterior,” while also covering the ever-changing inner façade resulting from the modular arrangement of different unit types.
The wooden sliding panels, which enable the terraces to function as living spaces throughout different seasons, are strategically reduced in certain areas to enhance the perception of the building from the outside, enriching its overall visual identity.
